Where is  Seagrass located?

Who is the developer of Seagrass?

Seagrass is being developed by Crown Team Texas. Collectively, principals of the Crown Team have more than 100 years of experience in construction and development. The Crown Team is a partnership of the following entities:

·     ARCON Architects, a multi-faceted, commercial and residential architectural firm, was established in 1991 and has served as “township architects” for Seagrass from its conception. Stan Cromartie, AIA and his staff worked with the owners to conceptualize the development, drawing inspiration from Rosemary Beach coastal designs that are not only functional, but also distinctive in character.

A clear goal of the developers of Seagrass was to offer a variety of high-end properties that worked together as a compatible whole. ARCON assisted with land-planning services and established the Architectural Guidelines and Design Regulations to accomplish the goals. The firm, which excels in integrating interior and exterior spaces in its work, will also design homes.

·     Crown Team Construction, LLC is a design/build general contracting firm providing commercial and residential construction services. Crown Team was established by a group of Southeast Texas businesspeople who recognized the need for a construction company that can provide a total turn key solution from design to move in. The key objective in the formation of Crown Team was to provide homeowners in Seagrass with a level of integrity, innovation, experience and quality unsurpassed in the commercial and residential market.

Crown Team Construction’s support staff consists of experienced professionals including seasoned architects and interior designers, creative landscape architects and knowledgeable Realtors. Managing Partner Leroy W. Faulk, Jr. has over 30 years of experience in commercial and residential design and construction. His experience includes commercial/ industrial projects in excess of $40,000,000 and residential projects of all sizes small and large.

Crown Team Construction will serve as “township builder” for Seagrass.  Crown Team Construction utilizes highly skilled craftspeople and sub-contractors in order to make the building process enjoyable and the investment secure. The Crown Team’s attention to exact detail and experience provide a product that is elegant, enjoyable, and enduring.

·     Allco, Ltd. is a full-service construction firm that excels as a diversified deliverer of contract services for commercial, public and industrial applications in the fields of management and construction. The firm prides itself on building to exceed expectations, on schedule and within budget.

Founded in Beaumont, Texas, in 1985, Allco boasts a senior staff with extraordinary experience and a standing work force of more than 200 skilled employees, including staff and craftspeople who perform the majority of the contract service in-house.

As well as the financial integrity, credit lines, facilities and equipment to successfully perform major construction projects, Allco has built its reputation on pride, a depth of talent, experience and an attitude to excel. The construction firm has provided construction, construction management and design/build construction services for projects ranging in size from $50,000 to $50,000,000. Its portfolio includes commercial projects, education facilities, institutional projects, industrial construction, bridges, civil construction, water treatment and wastewater treatment plants, public works and heavy highway construction.

Is Seagrass flood insurable?

Yes, we offer a plan through Gallagher Insurance Company.

Who provides the utilities to Seagrass?

Water is provided by Bolivar Peninsula Special Utility District which recently completed a $30 million upgrade to the Lower Neches Valley Authority water supply.

Sewer is provided by Bolivar Utility Services, LLC a private utility company related to Crown Team Texas.

A central piped propane system is being installed. Underground electrical power is provided by Entergy.

How are the streets constructed?

Crown Team Texas has elected to have paved concrete streets.

Who can design and build the homes?

Only approved architects, home designers or builders who meet the following criteria can build in Seagrass:

The company must be bonafide, registered and licensed in the State of Texas.

The company must be a member of a professional association.

The company must have a letter of reference from its bank.

The company must demonstrate a clear understanding of the substance and process of the design guidelines and must agree to comply.

The team members of the Crown Team will be offering pre-approved designs with turnkey pricing that will forego the Design Development review process. 

We would suggest having your architect call us so we can discuss the designs and restrictions.

What are the taxes at Seagrass?

Based on the current tax rate for Galveston County from the Consolidated Tax Statements for 2005, $2.32875 per $100 Assessed Value.

Is the property FEMA or COBRA?

 Seagrass is COBRA property.

Is financing available?

Several financing packages are available.

Can I rent my Seagrass house?

Yes, through Crown Team Texas’s professional property management company or any other professional rental agency.

What types of homes will be built at Seagrass?

The Seagrass design is the selling point of the community.  The design makes each house a beach front lot with a beach front view and a huge front yard!  This design also creates a sense of shared community.  Homes are elevated on concrete pilings 25 feet above the slab and set back to protect from storm and weathering. The sand dunes are enhanced, along with natural vegetation placed in key areas to protect from storm and erosion.

Am I required to build in a certain amount of time?

Yes, 24 months from the date of closing on your lot.

Are there minimum/maximum requirements for the size of the homes?

The minimum size requirement of a home is 1,500 square feet. The maximum size requirement is 4,000 square feet.

Will there be architectural controls?

Yes, to assure quality and protection of value. The specific design requirements are currently being drafted, but will be similar to the Laguna Harbor Design Regulations.

Are there building requirements to make sure your home will be safe against natural disasters and where would I find them?

Seagrass is the first development in the State of Texas to require all homes be built to I.B.H.S. Fortified...for safer living® standards. How far from the dunes or beach are the homes?

Between 200 to 800 feet from the property line to the dune vegetation line. The overall deminsions of Seagrass are:

34.1 Acres of Phase One (What is depicted in plan) from Highway 87 to beach.
Approximately 1,320 ft. of beach front, approximately 1,340 ft. along Highway 87.
Approximately 1,215 ft. of the western boundary from Hwy. 87 to mean tide line
Approximately 1,135 ft. of the eastern boundary from Hwy. 87 to mean tide line.

What are the Property Owners Association dues?

To be determined.

What is the current status of Seagrass?

Seagrass will be ready for home construction late January 2008. Several property owners are in the process of getting home plans drawn. As of August 2007, fourteen of thirty-eight lots have been sold.
